Residential Annual Furnace
Service - $75*
Includes a complete combustion analysis and carbon monoxide check • clean and check the
integrity of the heat exchanger/burner chutes • clean the flame sensor and
burner assembly • inspect blower assembly • check and adjust manifold pressure •
check heat rise • check safety limits • check proper combustion drafting •
check/adjust pilot • check all electrical wiring and connections • lubricate
blower and inducer motors • check the flue and gas piping • check pressure
switches and inducer assembly • vacuum furnace interior
Residential Annual A/C Service - $75*
Includes checking refrigerant levels/pressures • complete inspection of all
electrical components and controls • chemically clean condenser coil • inspect
and clean evaporator coil as needed • check and lubricate blower assembly • test
thermostat for proper operation • check filters • consult with customer on
system status and overall condition
Commercial Maintenance:
RTUs: Preseason startup and quarterly maintenance for both heating and
cooling seasons of all RTUs.
Filters and general maintenance: All filters replaced quarterly • inspect
blower assemblies • check all electrical wiring and connections • check and
lubricate blower assemblies • Check, adjust, or replace belts as needed
Heating: October 1 - Includes a complete combustion analysis and carbon
monoxide check • clean and check the integrity of the heat exchanger/burner
chutes • clean the flame sensor and burner assembly • check and adjust manifold
pressures • check heat rise • check safety limits • check proper combustion
drafting • check/adjust pilot • check the flue and gas piping • check pressure
switches and inducer assembly • lubricate inducer motors
Cooling: April 1 - Includes checking refrigerant levels/pressures •
complete inspection of all electrical components and controls • chemically clean
condenser coils • inspect and clean evaporator coils as needed • check and
lubricate blower assemblies • test thermostats for proper operation • consult
with customer on system status and overall condition
Boilers: January 1 – Includes a complete annual inspection of all
boilers. Service includes a complete combustion analysis and carbon monoxide
check • clean and check the integrity of the heat exchanger/burner chutes/water
tubes • clean the flame sensor and burner chutes • check and adjust manifold
pressure • check safety limits • check proper combustion drafting • check/adjust
pilot • check all electrical wiring and connections • lubricate circulation
pumps and inducer motors • check the flue and gas piping
Food Service Equipment: Biannual (January 1, July 1) inspection of all
food service equipment and kitchen refrigeration. Service includes checking
refrigerant levels/pressures • complete inspection of all electrical components
and controls • chemically clean condenser coils • inspect and clean evaporator
coils as needed • check and lubricate blower assemblies • test and calibrate
thermostats for proper operation • lubricate all bearings and motors where
applicable • test exhaust fans for proper function
Ice Machines: Quarterly (January 1, April 1, July 1, October 1)
inspection and cleaning of all ice machines. Service includes chemical and
manual cleaning of all components coming in contact with potable water • testing
sequence of operation and making necessary repairs to ensure proper function •
clean all condenser coils • check flow rates • change all water filters
Grease Hoods: Quarterly (January 1, April 1, July 1, October 1)
inspection and cleaning of all grease filters • wipe down internal grease hood •
clean rooftop extract fan blades and check belt integrity and tension; replace
when necessary
All services (including scheduled and non-scheduled repairs) are billed time at
the maintenance agreement rate of $65 per hour (instead of our normal rate of
$75 per hour), overtime rates are not applicable to Maintenance Schedule work.
Any materials used will be sold at the reduced maintenance agreement customer
rate. Any repairs above and beyond normal or reasonable will be discussed prior
to the repairs being performed. All dates are estimated suggestions and can vary
slightly depending on what works best for either party.
